Tenant referencing  is a background check assessing a prospective tenant’s suitability, focusing on identity, income, credit history, and rental references to confirm reliability. Preparation involves gathering passports, bank statements, and employment details to ensure a smooth, 1-3 day approval process. 

Landlords and letting agents use referencing to verify that a tenant can afford the rent, will look after the property, and has a legal right to reside in the UK. It typically includes: 

  • Proof of Identity & Residency: Validating documents like a passport or driving license.
  • Right to Rent Check: A legal requirement in England to ensure you have the right to live in the UK.
  • Employment/Income Verification: Confirming salary, usually requiring proof that your income is enough to cover the rent (often 2.5 to 3 times the annual rent).
  • Credit Check: Assessing debt levels, CCJs (County Court Judgments), or bankruptcy.
  • Landlord/Character References: Contacting previous landlords to check for rent arrears or property damage. 

How to Prepare for Referencing

  • Documents: Have a valid passport, utility bills (proof of address), and at least 3 months of bank statements ready.
  • Employment Details: Prepare contact details for your HR department or employer, as well as recent payslips.
  • Self-Employed Proof: Gather tax returns, bank statements, and accountant details.
  • Credit Report: Check your credit score beforehand to address potential issues.
  • References: Inform previous landlords to expect contact. 

If you have a poor credit history or low income, you may need to offer a guarantor (someone who agrees to pay the rent if you cannot).
