The Government have confirmed that eviction periods will return to normal from October 1st 2021.
They have published a Statutory Instrument* (SI2021 No 994) amending the original Coronavirus Act 2020 (Residential Tenancies and Notices) to suspend the extended notice periods that were introduced.
Note that by suspending the notice periods, rather than removing them the Government are retaining the option to amend the notice periods at some time in the future.
Please be aware that there will be new forms for the Section 8 (form 3), and for the Section 21 (form 6a) to use after October 1st. They will look like this:
We don’t have the correct forms yet, but as soon as we have they will go onto the website.
Note that the technical guidance on evictions from the Government can be seen here. Scroll down to the bottom to see notice periods for a Section 8 (form 3).
Please always ensure you use the correct form at the time, else your claim may well get thrown out at court. Do not forget that as a member you can use our discounted eviction service.
* Statutory Instruments (SIs) are a form of legislation which allow the provisions of an Act of Parliament to be subsequently brought into force or altered without Parliament having to pass a new Act.
They are also referred to as secondary, delegated or subordinate legislation.
