Britain’s 54 poshest villages revealed

New research by Savills, for The Telegraph, has uncovered the UK’s poshest villages, taking into consideration factors like the highest house prices, best lifestyle amenities, how connected they are via transport links, and of course, their ‘chocolate box’ appeal.

With the demand for countryside locations growing during the pandemic, this doesn’t seem to be slowing down anytime soon. Knight Frank reports the highest number of sales in the country market for 15 years, with the number of prospective buyers registering up 35 per cent on last year alone.

Frances Clacy, an analyst at Savills, says people want ‘villages that have a bit of everything, from schools to stunning countryside, with accessibility to cities and transport infrastructure’.

Some of the UK’s most desirable villages include Ightham in Kent, Elie in Fife (pictured above), Harpsden in Oxfordshire, and Studland in Dorset. But 50 more have made the list – so on that note, let’s take a look at some of Britain’s poshest villages to live in.

Rock, Cornwall

With an average house price of £1,080,534, you may remember Rock in Cornwall from back in the 1990s when Princes William and Harry holidayed there. But now it is more known as a foodie haven. With chef Gordon Ramsay being a current resident and famous eateries like Fee’s Food serving Cornish picnic fare and Karrek at St Enodoc hotel, which has a six and nine-course tasting menu, this is the place to live if you love sampling new cuisines.

Kingston-near-Lewes, East Sussex

If you’d like to live in a village where there are almost too many activities to choose from, Kingston-near-Lewes is where to head. From yoga classes to bridge nights and whisky tastings, there is a real community feel. Located two miles from Lewes and just one mile from the South Downs Way, the average house price here is £782,339.

Burnham Market, Norfolk

Often nicknamed Chelsea-on-Sea, Burnham Market is a characterful Georgian village surrounded by nature reserves and beaches. There are some lovely boutique shopping options, including great antique stores, as well as popular restaurants such as Socius, No Twenty9 and the traditional The Hoste hotel. It will cost you around £826,770 to buy in this desirable village.
